This FAQ explains how broadband speeds are shown on property adverts, why the speed you see may not match your own broadband test results, and what to do if you believe the information displayed is inaccurate.


How it works

The broadband speed shown on a property advert is an estimated average download speed for that location, not the specific property.

Here’s how the figure is calculated:


  • The speed shown is based on the fastest broadband package available at the property’s postcode
  • The data comes from an independent broadband comparison service
  • The speed shown represents the average download speed achieved by at least 50% of customers during peak hours (8pm–10pm)
  • The estimate reflects postcode‑level availability, not a guaranteed speed for a specific property


Because of this, the speed shown on the advert may be different from:


  • A speed test you run at the property
  • The speed you currently receive from your own broadband provider
  • Speeds available at neighbouring properties


This is normal and does not always mean the information is wrong.


With recommended deals the average monthly cost is the Total Contract Cost (incl. setup costs) divided by the number of months in your contract (actual monthly payments may differ).


If you experience an error

  • The package you are on
  • Network congestion at the time of testing

If the broadband speed shown on the advert is significantly different from what is shown on independent broadband comparison websites for the same postcode then contact us.


To help us investigate quickly, provide:


  • The full address of the property or a link to the property advert
  • A screenshot or link showing the broadband speed you are seeing elsewhere
  • Any additional details that explain why you think the information is incorrect
