We have many different filters on the website for our consumers to use to help tailor their search results. The below will detail different filters and how they work.


Auctions

The keyword 'Auction' will identify the listing as an Auction listing. If this is included in your property description then it will show under our Auction Filter.


Retirement Home

The following words are used to identify a listing as a 'Retirement' listing:

  • Assisted Living
  • Over 50's
  • Over 55's
  • Over 60's
  • Over 65's
  • Retirement
  • Sheltered Housing


Shared Ownership 

The following keywords and phrases will identify the listing as a 'Shared Ownership Property':


  • Affordable Homeownership
  • Affordable Housing
  • Equity Share
  • Equity Loan
  • Home Buy
  • Help to Buy
  • HTB
  • Keyworker
  • Lifetime Lease
  • Part Buy Part Rent
  • Percent Buy
  • Percent Part
  • Percent Rent
  • Percent Share
  • Percentage Ownership
  • Shared Equity
  • Shared Ownership


Garden (refer to Keyword Extraction Logic - Garden : Knowledge Base , for more information on what is being excluded)


The following keywords and phrases will identify a listing as having a garden:


  • Backyard
  • Frontyard
  • Garden
  • Greenhouse
  • Grounds
  • Landscaped Garden
  • Landscaping Garden
  • Lawn
  • Orchard
  • Outside Space
  • Paddock
  • Patio
  • Rockery
  • Shrubbery
  • Veranda
  • Yard


Please be aware that if you use the word 'Communal' or 'Public' before Garden, then your listing will not show under the Garden filter.


Parking

The following keywords and phrases will identify a listing as having allocated parking included:

  • Parking
  • Allocated Space
  • Car Park or Carpark
  • Car Port or Carport
  • Drive or Driveway
  • Garage
  • Off Road or Offroad
  • Off Street or Offstreet
  • Underground Car


Students

The keyword 'Student' will identify the listing as a Student listing.


You can omit the listing from appearing in the Student filter if any of the following words or phrases are used before the keyword 'Student':


  • No (included within 6 words of 'Student')
  • Not a
  • Next to a
  • Not allowed


Examples

The following examples would not identify a property as a Student listing:


  • No students permitted
  • Not a student property
  • Located next to a student accommodation block
  • Students not allowed


If none of the above exclusions apply and the keyword 'Student' is present within the property description, the listing will appear under our Student filter.
