How does non-housing act (NHA) tenancy progression differ from assured shorthold tenancy (AST) in Tenancy Manager?

Due to the differences in legislation between NHA and AST tenancies, several key aspects of the tenancy progression process differ. These differences are as follows:

  1. The Holding Deposit Explained document is not generated and does not require tenant signatures for NHA tenancies.
  2. The holding deposit can be set as non-deductible from the total Monies amount.
  3. There are no caps on the holding deposit or deposit amounts.
  4. You are not required to select a deposit protection provider for NHA tenancies. However, if you wish to protect the deposit in one of the three available schemes, you may still do so by selecting the appropriate provider. If you choose not to protect the deposit, simply select the "None" option.
  5. The Deposit Replacement Guarantee is not available for NHA tenancies.
  6. The How to Rent guide is not sent to tenants with either the offer email or the tenancy documents email, as it only applies to ASTs.
  7. The tenancy agreement template for NHA tenancies differs slightly from the one used for AST tenancies.
  8. It is not mandatory to upload or provide property documents such as EPC, EICR, and GSC for NHA tenancies. However, you can choose to upload them if desired.
  9. When cancelling an NHA tenancy, no reason for cancellation is required, and emails regarding holding deposit refunds will not be sent to tenants.
