This FAQ explains what price qualifiers are on Rightmove, which ones you can use, and the current restrictions around Price on Application (POA) and Offers Invited. It also explains what happens if a price qualifier will not save and what to do next.


What is a price qualifier?


A price qualifier is a short phrase that appears before the property price. It tells buyers whether the price is fixed or flexible.
Common examples include:
  • Guide Price
  • Offers in Excess Of
  • Offers in the Region Of
  • Fixed Price
You choose a price qualifier when setting the property price in Rightmove Plus or through your property feed.


Price qualifiers available on Rightmove

Sales (UK)

  • None
  • Guide Price
  • Fixed Price
  • Offers in Excess Of
  • Offers in the Region Of
  • Sale by Tender
  • Leasehold
  • Shared Ownership
  • Shared Equity
  • Equity Loan
  • Part Buy, Part Rent
  • Offers Over

Commercial and New Build only

  • POA (Price on Application)
  • Offers Invited
  • From

Lettings

  • PW (per week)
  • PCM (per calendar month)


POA and Offers Invited – important restrictions

Due to Trading Standards guidance, POA and Offers Invited are not allowed for residential properties.
These qualifiers can only be used for:
  • Commercial properties
  • New Build properties
If you try to use POA or Offers Invited on a residential listing:
  • The listing will not save
  • The system will automatically revert the qualifier to an accepted option
You must not list residential properties as POA or Offers Invited.


How POA / Offers Invited works (where permitted)

When used for Commercial or New Build listings:
  • The property price is hidden on the Rightmove website
  • Buyers will see POA or Offers Invited instead of a price
Even though the price is hidden, you must:
  • Enter an expected property price in Rightmove Plus
This ensures the property:
  • Appears in buyer price‑filtered searches
  • Is included in email Alerts sent to buyers who can afford it
To use POA or Offers Invited, you must have:
  • A New Homes or Commercial Rightmove membership
If you have a residential membership and are listing a one‑off commercial property, you will not be able to use POA or Offers Invited.
If you regularly list commercial stock, contact your Account Manager to discuss a membership change.


Auction properties and Guide Price

If the word “Auction” appears in the property description:
  • The price qualifier will automatically default to Guide Price
This ensures auction properties display correctly on Rightmove.


Why ‘From’ is restricted

The ‘From’ price qualifier is limited to New Homes and Commercial listings only.
This follows guidance from the Committee of Advertising Practice (CAP), as ‘From’ may be misleading for residential properties.
To use this qualifier, you must have:
  • A New Homes or Commercial Rightmove membership


Overseas listings

Overseas listings are not governed by the same regulations as UK estate agents.
Available price qualifiers for Overseas listings are:
  • None
  • Guide Price
  • Offers in Excess Of
  • Offers in the Region Of
  • Fractional Ownership
POA, Offers Invited and From are not permitted for Overseas listings.


Error with the price qualifier not saving

If your price qualifier will not save, check the following:
  1. Confirm whether the property is Residential, Commercial, or New Build
  2. Make sure POA or Offers Invited is only selected for Commercial or New Build
  3. Choose an accepted qualifier such as Guide Price or Offers in Excess Of
If the issue continues:
  • Check your membership type
  • Email customersupport@rightmove.co.uk with:
    • Property reference
    • Property type
    • Price qualifier selected
    • Screenshot of the error (if possible)
