What is a duplicate listing?


A duplicate listing can be described in several ways, including:

  • Two listings for the same property
  • Multiple properties using the same address
  • The same listing uploaded more than once
  • Listings with very similar addresses, photos, or property details
  • Shared Ownership properties that have not been marked correctly
  • Multiple properties within the same development, block, or park home site


Being identified as a duplicate does not automatically mean your listing is incorrect. In some cases, genuine properties can be mistakenly identified by our duplication checks.


How it works

Rightmove uses an automated duplication system to help identify duplicate property listings uploaded to the Sales section of Rightmove.


When a listing is identified as a potential duplicate:

  1. The property will be removed from appearing on Rightmove.
  2. A duplication notification will be sent to the main branch email address registered with Rightmove.
  3. The email will explain that the property has been identified as a possible duplicate listing.


Why has my property been identified as a duplicate?


Our duplication system may identify a property as a duplicate for several reasons, including:

  • The same address, or a very similar address, is already being advertised by your branch or another branch within your brand.
  • The property is a Shared Ownership listing, but it has not been submitted to Rightmove as Shared Ownership through your CRM. This can cause the property to be incorrectly identified as a duplicate.
  • Multiple flats within the same building have similar addresses.
  • Multiple park homes within the same development have similar addresses.
  • Property images, descriptions, or other listing information are very similar to another property already advertised on Rightmove.
  • Two or more genuine properties within a development share similar marketing details.

What you should do

If the property is not a duplicate:


If the property is a genuine listing and has been removed incorrectly, contact our team so we can review the affected listings.


For urgent reinstatements 

Call the Data Quality team on 01908 712220 for the quickest review.


For non-urgent reinstatements

Reply directly to the duplication email and confirm that the property is not a duplicate listing.

Please include any information that helps show the properties are separate, such as:

  • The full property addresses
  • Property reference numbers
  • Details explaining how the properties differ
  • Any supporting information that confirms they are separate listings


If your Shared Ownership property has been identified as a duplicate, it may be worth checking whether your CRM has an option to mark the listing as a Shared Ownership property and ensuring this has been completed correctly.

However, if the property has already been removed by our duplication system, updating your CRM will not make the property reappear on Rightmove.


To have the property reinstated, you will need to contact the Data Quality team, who can review the listing and restore it where appropriate.


If you experience an error

I have not received a duplication email:

Check:

  • Your junk or spam folder
  • That you are checking the main branch email address registered with Rightmove
  • That the listing has been fully uploaded through your CRM


If you still cannot locate the email, contact the Data Quality team for assistance.


My property is a Shared Ownership listing


If your Shared Ownership property is not appearing on Rightmove, but:


  • The full ownership version is live
  • The property is live on other portals
  • There are no feed or upload errors


The listing may have been identified by our duplication system.


This can happen when a Shared Ownership listing and a full ownership listing use the same address. If the listing has been removed by the duplication system, updating your CRM or resending the property will not make it reappear on Rightmove. You will need to contact the Data Quality team for the property to be reviewed and reinstated.


Multiple properties within a block or development have been removed


This can happen when properties share similar addresses, photos, or marketing information. Contact the Data Quality team and provide details of all affected properties for review.


What happens after I contact Rightmove?


The affected property and the listing it has been matched against will be reviewed.

If the properties are confirmed to be separate listings:

  • The removed property can be reinstated.

If further information is needed:

  • We will contact you and explain what information is required before a decision can be made.
